Green Initiatives
50 Pitt St is Sydney’s first existing commercial building in New South Wales to achieve a 4 star Green Star Office Design v2 rating. The building has been refurbished to the Property Council of Australia’s A-Grade standards for offices.

Green Star features include:
Latest environmentally efficient chilled beam air conditioning.
50 Pitt St recognised as an energy efficient building with low greenhouse emissions by its nominated 4 Star Australian Building Greenhouse Rating.
The new T5 light fittings are highly energy efficient and are fitted with electronic ballasts to prevent light flickering.
50 Pitt St has been installed with electrical submeters that meter the building’s major plant and tenancy loads, allowing both the building owner and tenants to monitor their own electrical usage.
As part of the air conditioning design, the building has been installed with carbon dioxide sensors. These sensors ensure fresh air is maintained at the required level on each floor.
50 Pitt St has been retrofitted with dual flush WC cisterns, low flow urinals and water efficient tapware.
The test water generated from the statutory testing of hydrants and fire sprinklers is now recycled back into the onsite hydrant storage tank.
Each floor is fitted with water meters that allow the building owner to monitor the water consumption of the building’s WCs and common shower areas in the basement.
To encourage the environmental and health aspects of cycling, cyclist facilities such as showers, WCs and lockers have been provided in the basement of 50 Pitt St.
Paints, carpets and finishes for 50 Pitt St have been selected to ensure the materials do not include volatile organic compounds or formaldehyde.
A dedicated recycling store has been installed in the basement for waste management and disposal.
A Gross Pollutant has been installed in the building’s stormwater system. This trap, which is positioned in the stormwater system prior to its discharge to the Authorities system, will collect and trap any debris or sediment from the site and prevent its entry into the stormwater system.

Hawaiian’s commitment to contributing to the environment goes beyond the 50 Pitt St building. The property group's newly developed commercial office tower in Perth at 235 St Georges Terrace was recently awarded a 5 Star Green Star office design rating by the Green Building Council Australia. This is a first for new property developments in Western Australia.

The building comprises a nine level office tower totalling 18,000sqm and was completed in early 2009.

The tower’s success in achieving the first 5 star Green Star office design rating for a commercial property in Perth is good news after its earlier success in gaining 100% in pre-committed leases late 2007.

Hawaiian has also incorporated green initiatives into its existing commercial buildings of 180 St Georges Terrace, Parmelia House and London House with :

Researching and implementing sustainable methods in order to ensure Hawaiian properties become carbon neutral
Implementing Recycling programs which allow tenants a simple and effective way to recycle.

Being water wise
Water, including that used for fire service tests in the building, will be reused with over 260,000 litres of water being reused each year.

In the refurbishment process of 50 Pitt St, water saving fixtures have been retrofitted throughout the building whilst maintaining amenity standards. In addition, the building management system is programmed to detect water leaks and assists to more effectively manage water in the building.

Tenants of the building are invited to partner with the owners in saving water by reporting any leaks, turning off taps fully, taking short showers and using high efficiency devices when replacing appliances.
